David Scannapieco is the Broker of Record and founder of Franklin Investment Realty and Philadelphia Apartment Rentals, which have been in business since 1992. He has been involved in leasing, managing and selling real estate since the companies’ inception. Dave is a member the National Association of Realtors, Pennsylvania Association of Realtors, and both Philadelphia and Bucks County Association of Realtors.
Matt started with Franklin Investment Realty in 2013 as an assistant property manager. He has since graduated from Temple University’s Fox School of Business with a degree in Finance and transitioned into a full time sales role. Matt specializes in working with first time home buyers (he recently bought his second home). He also has experience selling a wide variety of property types; including suburban executive homes, townhomes, and 55+ communities, as well as urban rowhomes in Philadelphia. Matt blossomed in 2021 and recorded individual sales volume over $15.1 million. Since then he has remained a top producing agent while elevating his services and clientele. In 2023 he obtained his NJ Real Estate license and in 2024 he obtained a Broker license in PA while also eclipsing over $22 million in sales. He is anxious to continue his personal growth while also working to build out our team. Matt treats each and every client like they are family and works diligently to get both buyers and sellers to the settlement table seamlessly.
Barb is responsible for all the company’s financial functions. Her career spans more than 30 years with vast experience in financial management, business leadership and financial planning. Barb is experienced in virtually all aspects of accounting and financial management including financial reporting, budgeting, financial modelling and analysis, business planning and process improvement.
Prior to joining Franklin Investment Realty in 2019, Barb spent more than 25 years at GlaxoSmithKline (GSK) where she most recently served as Finance Director, Planning, Analysis & Reporting – Research & Development, there she led a team responsible for management of the annual budget and forecast processes (~$3bn), and all related management reporting and analytics.
Barb earned her B.S. in Accounting from Arcadia University and her M.B.A. in Financial Management from Drexel University.
Brianna Roth grew up in Bucks County, PA and currently resides in Jamison, PA with her husband and son and their two rescued Yorkshire Terriers. Brianna received her Bachelor’s Degree with Highest Honors from the University of Maryland’s School of Business and Technology. With a background in hospitality and tourism management, she understands the importance of creating a welcoming atmosphere in every home. Brianna has extensive experience in sales and has received various awards in recognition of her outstanding sales efforts. Dan brings a wealth of knowledge and a dynamic skill set to Franklin Investment Realty, combining his passion for real estate with a strong foundation in finance and economics. A graduate of West Chester University’s business program, Dan leverages his dual major to provide insightful analysis and guidance within the real estate market.
Dan obtained his real estate license in 2022 during his college studies. Since obtaining his license, he has specialized in working with first-time homebuyers, guiding them through every step of the process with patience and expertise.
Dan also works in real estate development as an Associate at The Michaels Organization, where he plays an integral role in multi-family development throughout the Northeast Region. In Q1 of 2025, Dan and his team closed on a 78-unit, $30 million residential development. The pre-development pipeline that Dan manages consists of over 460 units with an anticipated total development cost of $220 million.
